One word: Transparency. We tell you everything upfront. We keep the lines of communication open so you will know what step we are in, during the process of recovering your funds from the state.
The entire process is in a nutshell.
1. We find your funds due to you, as the previous property owners foreclosed in a tax sale.
2. We contact you to see if you will work with us based on our terms.
3. We then send a limited power of attorney for our clients to Sign, Notarize, and Overnight to give us the authority to deal with the state to process the claim to recover their funds.
4. After the claim is successfully filed, we wait to receive our client's funds and wait 30 days for the check to clear.
5. We take our 40% commission and overnight or wire the agreed amount of funds mentioned in our client agreement.
NOTE: Every step of the way, we communicate with our clients so that they can be confident that they will receive their funds. Also, it is written in our client agreement. So it's in writing.
We handle the entire process of identifying and reclaiming overage funds on behalf of our clients, ensuring a hassle-free experience. Our Clients are only responsible for two things. Signing the forms we send, to start recovering their funds and Notarizing the Documents before overnighting them.
With a flat 40% commission fee with no hidden charges, our pricing structure is clear and straightforward. We only get paid when we retrieve your funds from the state. The expectation to receive your funds is 30 days after the funds are cleared from the state. Then your funds will be overnighted. You will receive a phone call the day we overnight your funds or if you choose, the day we transfer your funds to your account.
(The customer, of course, can expect to pay fees for mailing or overnighting documents and in addition, State Notary Fees.)
